Real Estate Licensing Courses

Before getting involved in a career in real estate you will need to get your real estate license. This requires you to pass the real estate licensing exam in your state. Remember that the requirements of each state is different.

The best way to begin is to start by taking a real estate licensing course from an approved real estate school – whether in the classroom or online. If you can handle a lot work and cram the course, you can fast-track it through in about two weeks. If you can only study after hours you should allow about 10 weeks.

What Does a Real Estate Licensing Course Cover?

In broad terms a real estate licensing course is designed to aid an aspiring real estate agent in gaining sufficient knowledge to successfully completing their state licensing requirements.

Pre-licensing Education Online

State Regulators in each state (referred to as Department of Real Estate, Real Estate Commission or Department of Licensing) require a specific number of course hours in Real Estate Principles before you can take the state real estate licensing exam.

A Real Estate Principles real estate licensing course provides a comprehensive view of the theoretical, practical, legal and general laws of real estate and includes topics such as: Agency, License Law, Rules and Regulations, Rights and Interests in Land, Forms of Ownership, Title Transfer, Recordation, Finance, Appraisal, Taxes, Leases, Land Use Controls, Contracts, Fair Housing and Antitrust Qualifying the Purchaser, Estimating Seller’s Net and Purchaser’s Costs, Contract to Closing procedures, and the Real Estate Closing.

Pre-licensing Education Exam Online

State Regulators in most states also require a final exam and specify a pass-rate you must achieve. This is usually done under exam like conditions at the real estate school where you study. If you took your pre-licensing course online then you can take your exam with a proctor such as a librarian or police officer.

State Real Estate Licensing Examination

After passing your Pre-licensing course and exam, you are eligible to take the State Real Estate Licensing Examination. These exams are usually administered by a 3rd party testing administrator such as PSI or Promissor.

Note that there are different types of Real Estate Licenses and a real estate broker’s license is different from a real estate salesperson license. A broker’s real estate license allows that person to transact business as a broker for their own real estate company and may employ, or establish independent contractor relationships with people that have a real estate salesperson license. Note that a person that has a real estate broker’s license may also operate as an associate broker under another broker.
